Sun Tower is a 200 unit, affordable senior living and assistance community located in the sunny heart of Washington State.  The developer and architect team, inspired by some of the work presented on the success of the Green Communities Project, engaged 360 Analytics to help identify and prioritize energy and water efficiency updates as part of a major renovation.  360 Analytics completed a site assessment, including a robust sampling of ventilation and water fixture flow rates.  Two years of energy, water, and solid waste utility bills were compiled, and degree-day regression models were developed to identify the heating, cooling, and base load energy flows.  Using the site measurements and energy monitoring data from past projects, the models were further refined to identify other end-use flows, such as elevators and hot water heating.  The analysis gave the owners and design team a better understanding how utility dollars were being spent, and is being used to prioritize retrofit funds. In addition, 360 Analytics design review led to identifying a suitable heat pump HVAC replacement option, available for a negligible additional cost over the electric resistance option.

 

The Martin

The Martin is a new, 188 unit high-rise apartment development in the Midtown neighborhood of Seattle, Washington. The project has been certified Gold under the LEED-NC 2009 rating system. The design utilizes a range of energy and water efficient systems, such as water loop heat pumps, high-efficiency space and water heating boilers, EnergyStar appliances, low-flow plumbing fixtures, and lighting occupancy sensors in most all common spaces. Energy modeling was used to inform the design of ventilation systems by evaluating the impacts of variable-flow corridor ventilation and super-efficient whole house fans. Finally, utilizing the process of measurement and verification, the actual performance of the Martin's design was evaluated, thereby closing the loop on the design of this exceptional project.

 

Green Communities Project

The Green Communities Project is a major renovation to three public housing authority-owned multi-family towers located in Bellingham, Washington. Funded by a $9.9 million grant from the U.S. Department of Housing and Urban Development (HUD)/American Recovery and Reinvestment Act (ARRA) stimulus funding, the project’s stated goal is to “facilitate transformational energy efficiency and ‘green’ retrofits to substantively increase energy efficiency and environmental performance of public housing properties and thereby reduce energy costs, generate resident and PHA energy savings, and reduce greenhouse gas emissions attributable to energy consumption.”

For this project, 360 Analytics started with an in-depth evaluation of existing building performance, including regression analysis of historical utility data, physical building audits, and targeted short-term sub-metering to develop calibrated, baseline energy models. These models were leveraged to evaluate the impacts of individual energy conservation measures, as well as complete a 90.1-2004 Appendix G analysis to demonstrate grant compliance. Ongoing activities include development and execution of an IPMVP compliant measurement and verification protocol, continued analysis of utility meter and sub-metered energy use data and coordination of utility incentive applications.
