Arnett Hall is a new 149 unit student housing project on the Seattle Pacific University campus. The project has been certified ‘Gold’ under the LEED for Homes Midrise rating system. The projects incorporated a range of energy and water efficient systems like heat recovery ventilator systems serving the corridors and common areas, efficient lighting with occupancy sensors in most all common spaces, individual rooms and bathrooms, EnergyStar appliances, low-flow plumbing fixtures and, condensing domestic hot water heaters. The project successfully helped progress its sustainability goals. Seattle Pacific University is signatory to the American College and University Presidents’ Climate Commitment, with a long-term goal to become climate neutral by 2036 and the Arnett Hall project has successfully helped progress its sustainability goals.

Stream Fifteen is a new, 34 unit mid-rise development in Seattle’s Capitol HIll neighborhood. The project is targeting ‘Gold’ under the LEED for Homes Mid-Rise rating system.  The project incorporates a range of energy and water efficient systems like the almost exclusively LED lighting design (integrated occupancy sensors in designated areas), EnergyStar rated appliances, low-flow plumbing fixtures and, condensing domestic hot water heaters.  The lobby on level has been naturally ventilated and corridors on levels 2 and above are being ventilated with un-tempered air.  The project sources all its power through Green-e Certified sources to achieve zero net carbon emissions.  The project has a high walk-ability score of ‘91’ and provides a bike storage to support low carbon commute.

Smith and Burns is a new 150 unit mid-rise development in the Wallingford neighborhood of Seattle, Washington. The project is targeting ‘Silver’ under the LEED for Homes Mid-Rise rating system. The project incorporates a range of energy and water efficient systems like the exclusively LED lighting design (integrated occupancy sensors in designated areas), variable refrigerant flow (VRF) split-type multi-zone system to condition the common areas on Level 1, the rooftop gas-fired make-up air (MUA) units have a variable flow drive (VFD) control to regulate the ventilation rate in the corridors, EnergyStar rated appliances, low-flow plumbing fixtures and, condensing domestic hot water heaters.

The The Local 422 (422 Summit Apartments) is a new 48 unit mid-rise development in the vibrant Capitol Hill neighborhood of Seattle, Washington. The project has been certified ‘Gold’ under the LEED for Homes Mid-Rise rating system. The projects incorporate a range of energy and water efficient systems like efficient LED lighting in almost all common spaces, EnergyStar appliances, low-flow plumbing fixtures and, condensing domestic hot water heaters. The project seeks to promote sustainability through energy efficiency, increased urban density, alternative transportation options (walk score of 95) and, by allocating 20% of the available units as affordable, workforce housing.

The Identity Avenue Apartments are micro-studio style apartments with a 'LEED Silver' certification. Located in the University District of Seattle, these sister projects seek to promote sustainability through energy efficiency, increased urban density, alternative transportation options, and green design.

The H2O Apartments are an innovative Seattle apartment complex that targeted LEED Gold certification. Early emphasis on energy savings enabled architectural concepts as well as mechanical and electrical solutions to contribute to the predicted energy savings of this project over conventional designs. Moving away from the traditional double-loaded corridor concept, exterior entries to all apartments significantly reduce the typically high energy consumption associated with common areas in multifamily buildings. High-efficiency windows, lighting, and appliances also contribute to the predicted performance.
